DISPOSSESSION

A Dispossessory is the actually term used commonly to describe the entire physical and legal process of the eviction itself. The Eviction itself, is mostly referred to the physical removal of the tenant and their belongings from the premise.

COURT HEARING

70% - 80% of all eviction/dispo filings will eventually result in a calendar date for a Trial Court Hearing. Usually, most Tenants will file an answer only to buy themselves more time to stay in the property.

WRIT

A Writ is the legal process and document used to initiate the Eviction process. The writ is a judicial instrument that gives the Plaintiff permissive rights to legally remove the Tenant and their belongings from the premise.
